Howdy. Folks. I’m Larry, the founder, owner, inspector, secretary, janitor, and chief bottle washer at LarryInspects Home Inspection Service in San Antonio, Texas. I was born right here in San Antonio, and has lived here all of my life, so far. A graduate of Robert E. Lee High School, I continued his education briefly at San Antonio College. I returned to SAC later in life and took the home inspector training courses leading to licensure by the Texas Real Estate Commission as a Professional Real Estate Inspector in May of 2022. Several years later, I returned to SAC again, this time as an adjunct instructor teaching the home inspection courses.
I started in the construction business at the age of 10, working with my dad who did painting, remodeling, retail lease space finish out, cabinetry, and more. In January of 1973, I started work as a men’s hairstylist, which I did for 13 years. During that time, I still helped my dad, and even took on some small jobs on my own. I then did a 1 year stint with a new home construction framing crew. Back on my own again, I built a few homes and several decks among other things.
In 1985, I went to work for a hardscape construction company as a lead carpenter/construction superintendent/project manager for 14 years. He oversaw and produced projects valued at up to $1.25 million. My projects include work at the San Antonio Riverwalk, Witte Museum Treehouse, McNay Museum of Art, USAA San Antonio Campus, USAA Colorado Springs Campus, Fredericksburg Marktplatz, Fiesta Texas, Seaworld, San Antonio College, Palo Alto College, Alamo Downs Business Park, and more. You’re sure to have seen my work.
After 2 more years of construction self employment, I became a home inspector. I now have over 23 years of inspection experience to go with my many years of construction experience. My services are highly recommended by many.
I Inspect Houses. To me, it is more than just a home inspection. It is an educational experience for the client. They are encouraged to attend the full inspection and ask any questions they may have. I will explain what I find as I go along and what it means. ! looks at the roof, foundation, exterior walls, attic, electrical panels, interior walls and ceilings, dishwasher, range hood, stove, food waste disposer, air conditioner, furnace, and more. I use a precision altimeter to measure the foundation to 1/10″ and perform a thermal imaging scan at each inspection at no extra charge.
I will give you a detailed report with my findings and photos. Easy to read reports without jargon or inspector geek speak. My inspections normally take 3 to 5 hours depending on the house, and the report is delivered electronically that evening or the next morning. I do only one inspection per day, so there is never any reason to hurry up the inspection. Inspections take as long as they take.
I Inspects New Construction Houses. The pre-drywall inspection is the most inportant inspection when having a new home built. It is performed when the house is ready for insulation. It is the last time to see what is inside the walls. I check for proper electrical wiring and spacing, proper header sizes, fire-blocking, braced wall lines, proper plumbing piping, properly secured structural sheathing, and more. Once the sheetrock and wall cladding goes on, none of this can be viewed. It is good peace of mind to get a pre-drywall inspection done.
I Inspect Decks. I am one of only three deck inspectors in Texas that are certified by the North American Deck and Railing Association (NADRA). There are very few deck installers who actually know how to properly build a deck. There are plenty of them who know how to make it look like a deck. Most of them know little to nothing about lateral bracing, tributary loads, proper post footings, beam attachments, and more. I check these and more to make sure that you have a safe and lasting deck.
